Here is a general list of what you can expect to provide during the mortgage application process. Having these documents ready can significantly streamline the mortgage process and increase the chances of a smooth loan approval.

All Loans
- Government-issued photo ID - a driver's license or passport.
- Social Security number (card may be needed for some loans)
- Pay stubs from the past 30 days
- W-2s from the past 2 years
- Personal tax returns from the past 2 years
- Bank statements from the past 2 months - checking, savings, investment, and retirement accounts.
- Documentation of other income sources (e.g., alimony, child support, rental income)
For a Home Purchase
If the you have already selected a property:
- A copy of the signed purchase agreement
- Homeowner’s insurance quote
- Contact information for the real estate agent
For a Refinance
- A current mortgage statement
- Homeowners insurance declarations page
- Property tax bill from the most recent year
- Prior owners title policy
VA Loans
- DD Form 214
- If active duty, most recent 2 Military Leave and Earning Statements (LES)
Self Employed
- Business Tax Returns if the borrower owns a corporation, partnership, or LLC: Form 1120 or 1120S for corporations, Schedule K-1 (Form 1065) for partnerships and S-corporations.
- A year-to-date profit and loss statement and balance sheet.
- A copy of the current business license (if applicable)
